Grenada Citizenship by Investment: Costs and Rules in 2026

Grenada grants citizenship to investors who give US$235,000 to the National Transformation Fund or buy into an approved real estate project. Every application goes through licensed agents, and interviews are mandatory. A 2026 bill would add a short residence rule once it is brought into force.

01

Who runs the program?

The Investment Migration Agency (IMA) Grenada runs the program, and the Citizenship by Investment Committee considers each file. The Minister makes the final decision. The rules sit in the Grenada Citizenship by Investment Act, 2013 and its Regulations, last amended by S.R.O. 21 of 2025.

You cannot apply directly. You start with an authorized international marketing agent, who works with a licensed local agent. Only the local agent can file (IMA).

02

Who can apply?

The main applicant must be at least 18, in good health and able to fund the investment from lawful sources. IMA will refuse anyone who gives false information, has a serious criminal conviction, is under criminal investigation, is a security risk, or was refused a visa by a country Grenadians can visit visa-free and has not since obtained one (IMA).

03

How the investment works

National Transformation Fund. This is a one-time contribution to a government fund. IMA's fee table sets it at US$235,000 for a single applicant, a couple or a family of four. Larger families pay US$25,000 or US$50,000 for each dependent after the third, and US$75,000 for each sibling. IMA's table also excludes siblings, and parents and grandparents aged 55 or under, from the family-of-four price. You may apply for citizenship straight away, or take permanent residence first and apply for citizenship later (IMA).

Approved real estate. You buy into a project the Minister has approved and published in the Gazette. Most are hotels, resorts and villas. IMA lists two price points: US$350,000, or US$270,000 for each share where two or more applicants buy one unit together. S.R.O. 21 of 2025 ties the shared option to tourism accommodation units worth at least US$440,000 in total. A US$50,000 government fee applies on top.

Fees on both routes. IMA lists, per person:

  • application fee, US$1,500;
  • due diligence, US$5,000 for anyone 17 or over, nil for children up to 16;
  • processing, US$1,500 for those 17 or over, US$500 under 17; and
  • interview, US$1,000 for each person 17 or over, including a spouse or sponsor who is not applying.

In our view, the fund route suits most families. The property route costs more in total and depends on a project you must vet yourself.

04

What happens after you apply?

Your local agent submits the file and handles all queries. Each applicant is checked by due diligence and interviewed. The Committee recommends a decision, and the Minister decides to approve, delay or refuse. If approved, you pay the contribution or complete the purchase, and IMA issues a certificate of registration. Your agent then applies for your passport (IMA).

The 2013 Act, as enacted, says the agent must be told the decision within 60 days of a complete application (s. 8(2)). Treat that as the statutory target, not a promise of timing.

05

Will you have to live in Grenada?

Not under any rule we have confirmed in force. That could change soon.

The Grenada Citizenship by Investment (Amendment) Bill, 2026 aligns Grenada with the new regional regulator, ECCIRA. As drafted, it would require:

  • 30 days' physical presence in Grenada, in total, during the first five years after citizenship, which the family may share;
  • at least 5 days for each family member in the first 12 months;
  • an integration program and an interview; and
  • a first passport valid for five years, renewable for ten only once the rules are met.

The bill comes into force only on a date the Minister sets by order in the Gazette. IMA issued Circular No. 2 of 2026 on 21 August 2026 on the start of residence requirements. As at 12 October 2026, we have not seen a commencement order. Ask your agent for IMA's latest circular before you apply, because the bill lets the Minister apply the rule to pending applications.

06

How does Grenada fit the regional rules?

Grenada signed the 2024 Memorandum of Agreement that set a US$200,000 floor for every option from 1 July 2024 (OECS). Its fund price sits above that floor. ECCIRA will be based in Grenada and says it will start operations in late 2026 (ECCIRA).

On US travel, Grenada has been on the State Department's visa-bond list since 2 April 2026. A Grenadian citizen applying for a US visitor visa may have to post a bond of US$10,000, US$15,000 or US$20,000 (State Department).
